Roofing Contractors
Roofing contractors should be hired based on more than just the price they quote; there are several other factors that need to be considered as well. Let’s go over some of them.
- Experience – when interviewing roofing contractors for your project, be sure to find out how long they have been doing roofing. It may seem charitable to want to help out a new business just getting started, but we are talking about your roof – the thing that protects what is probably your most valuable asset, your home. You need to hire someone that has many years of experience.
- Thorough estimate – it may seem like common sense, but when you are talking to various roofing contractors, you should check these areas regarding the estimate:
- Did he show up on time? -A person that is punctual is more likely to pay attention to details.
- Did he actually go up on the roof to take the measurements? -It may be quicker to walk around and look up at the roof, but you can’t get accurate measurements from the ground. We have even seen some roofing contractors attempt to give an estimate by phone, without ever looking at the roof in person! This is not the guy you want.
The estimate should spell out clearly what work is to be done, how much will be charged, and when all payments are due. The work being done should include the removal of all old roofing and any other debris from the work site (also known as your yard). There should also be a date when work will begin, and the estimated date of completion (although this may be dependent on the weather).
- License and insurance – All Florida roofing contractors must have either a registered contractor’s license (good) or a certified license (better). To get a certified license, the roofer must pass a licensing exam, meet education requirements (or have equivalent work experience), maintain workers’ compensation insurance, and also have full coverage liability insurance. Clearly, a roofer with a certified license is very much to your advantage. All roofing contractors are required by the state of Florida to have liability insurance – this means $300,000 in coverage for bodily injuries, and $50,000 in coverage for any property damage. Be sure to ask for evidence of licensing and insurance – it could save you a lot of headaches in the event of an accident.
- References – Roofing contractors who are proud of their past work should not be hesitant to give you a list of references. You don’t necessarily need to speak to his previous customers, but you might want to. Take a drive by some of the addresses nearby and see how the roof looks.
We recommend that you also consider hiring a contractor that does metal roofing. There are lots of advantages to having a metal roof: they are extremely strong, they are likely to last for the life of your home, they are very energy-efficient, they usually come with a very long warrantee, and you might even get a discount on your homeowner’s insurance due to the strength and resistance to fire. Be careful, however; not all roofing contractors have experience with metal roofing.
