Steel Roof Replacement
Steel roof replacement may not have crossed your mind as an option for your new roof. For most people, the standard asphalt shingle is the roofing material of choice because that is what is most commonly used. But if you look at the options more closely, you might find that steel roof replacement has some great advantages. Let’s look at how they compare in a few different areas.
- Insulation: Traditional shingles are made of asphalt – a semi-solid material that is found in crude petroleums. It tends to soak up the sun’s heat, and that heat radiates into the other side of the roof: your attic. Attic air can get incredibly hot in the summer months, which means your AC system has to work harder to keep your living areas comfortable. A steel roof replacement, on the other hand, actually reflects the sun’s radiance and UV rays away from the house. When combined with the ventilation system that is built into every installation, this translates to a cooler attic and lower utility bills.
- Strength: Have you ever seen pictures of neighborhoods after a hurricane has passed over the area? Even though the houses are still standing, the roofs display the evidence of the inclement weather by the fact that many of the shingles are missing. Individual shingles tend to catch the strong winds and be lifted up and off the roof. The steel roof replacements that we install are designed to withstand that very situation. You may already know that the strictest building codes in the nation (in reference to hurricane winds) are right here in Miami – Dade County. We are proud to state that our steel roofs actually exceed those stringent requirements. When a hurricane is headed this way, you might be thinking about a million things, but roof repair will be one thing you don’t have to worry about.
- Cost: Initially, this may seem to be an area where “traditional” roofing has an advantage. But you have to look at the overall expense factor. A steel roof replacement today will be roughly double the cost of shingles made of asphalt.
However, consider these facts:
- The steel roof will last much longer. In fact, you would probably have to replace the shingled roof 3 or 4 times (or more) during the same time that the steel roof would never have to be replaced.
- There’s a big difference in the cost of repairs. How much will you have to spend on repairing shingles over the next 50 years? No one knows really. A steel roof replacement needs no repairs or maintenance, so the repair cost is zero.
- Steel roofing reduces your energy bills. As mentioned above, a metal roof is much more energy efficient. Think about how much your electricity bill is each month, then multiply that by 12 to get the annual cost, then multiply that number by 50 years (a reasonable life span for a steel roof replacement). If you even reduced that number by 10%, the savings are incredible.
In reality, the AC and heating savings can be as much as 40%
When you add to this the fact that a steel roof replacement increases the value of your home, and the fact that you may qualify for reduced homeowners insurance rates, it becomes very clear that the metal roofing option is much more cost effective.
