Metal Roof Replacement

Metal roof replacement is a job that we handle regularly. Since we have been doing roof repair and replacement for over 20 years, we are extremely familiar with what is involved, and we do it the right way. For some people, getting a metal roof replacement seems like a very unusual concept. Since every house they have owned has had asphalt shingles, they may not immediately see the advantages of metal.

Here are a few reasons to consider a metal roof replacement:

  • Durability – traditional asphalt shingle roofing is fine, but exposure to the weather here in Florida means that you will need to replace it approximately every 10 to 15 years. Wood shingles (shakes) also have problems with weather-related damage. On the other hand, a metal roof replacement can be expected to last 50 years or even longer – it may even outlast the home itself.
  • Strength – metal roofs are just plain strong. They can handle hurricane-force wind, which of course is important for homes here in Florida. Dade County’s hurricane codes are the strictest in the entire country, and our metal roofing actually exceeds those requirements. In fact, you may qualify for lower homeowner’s insurance premiums due to the strength and fire-resistant nature of metal roofing.
  • Energy efficiency – in the summer, a metal roof can reflect a lot of the sun’s radiant energy, meaning that your attic stays cooler and your air conditioning system doesn’t have to work as hard. The built-in venting system helps with attic ventilation as well.
  • No maintenance – any other type of roof is going to require some type of regular maintenance and/or roof repair to make sure it is performing as it should. The maintenance involved with a metal roof? None. This means not only less hassle, but you have no expense involved with maintaining your roof. Homeowners love that part!
  • Value – think you might want to sell your home in the next 10, 15, 20 years? A metal roof replacement now will yield added value when you sell, because the buyer can rest assured that the roof won’t have to be replaced any time soon. In addition, the lifetime warranty covers both materials and labor, and is fully transferrable to the new owner.
  • Beauty – there are several different designs and colors available. Choosing your own preference of style and color makes your home a unique expression of yourself.

Occasionally we will talk to a homeowner who is asking questions about how to do a metal roof replacement; not because he is considering having it done, but because he is considering doing it himself. Not a good idea! For a variety of reasons, this type of project is not something that you and a group of friends can tackle on a Saturday afternoon. As an experienced contractor, our crews have gone through the manufacturer’s extensive training, and we have the proper licensing, insurance and tools to be able to do the job correctly. Perhaps more importantly, we have performed metal roof replacement on many, many homes here in Florida.

One question that we are often asked is, “Doesn’t a metal roof mean a lot more noise inside the house when it’s raining hard?” Surprisingly, no. Under the metal roof panel is a radiant barrier, then a very dense foam board, and additional radiant barrier, and under all that is the wooden roof deck. With all those layers, the sound is greatly deadened, and you will probably find that the metal roof is actually quieter than other roofing types.

If you are considering having your roof replaced, we would love to provide you with an estimate for a metal roof replacement.
