Roof Repairs
Roof repairs – it’s a problem that no one wants to deal with. However, as a homeowner, chances are likely that you will have to handle this issue at some point. A roof, no matter what it’s made of, won’t last forever. If you are having any problems with your roof, and the roof is not yet at the end of its useable lifetime, roof repairs could be the solution.
What usually happens is that you will notice a ceiling tile sagging and dripping water, or you might see the top edge of a wall that has a water spot. Then you wonder, “Was that always there?” If you just noticed it, it probably just appeared recently.
Before we can go about doing any roof repairs, we need to locate the actual spot where the problem is. Locating a leak is almost a science in itself, because the spot where you see the water coming in your home is not necessarily where the roof leak is (in some cases, they are nowhere near each other). In some cases, we may need to check in the attic to trace back where the water is coming from and determine where the roof repairs are needed.
Your roof can cover a large area, but there are a few common things we look for in order to determine the problem:
- Damaged or missing asphalt shingles – It’s pretty easy to spot an area of the roof that is missing shingles. There are a variety of reasons why a shingle – or several shingles – would go missing, but if that is what has happened, that could very well be the spot in need of roof repairs.
- Damage from wind or rain (or both) – This situation could cause even a brand new roof to start leaking. This sometimes happens during a particularly heavy rain when the wind is blowing at high velocity. This causes the rain to virtually blow sideways. When it is doing that in the vicinity of your roof, the rain water can force its way into – and under – the shingles on your roof. The shingles may come loose, but more importantly the rain water is coming into contact with the wood base of the roof (that’s the part the shingles are there to protect). These roof repairs are usually pretty straightforward – we replace any shingles that are missing, and we can also fasten down the shingles that are the most exposed, in order to avoid having the same scenario repeat itself.
- A compromised plumbing vent – The vents that come up through the roof are called protrusions, and they are fairly common locations for leaks since by nature they have to come up through a hole in the roof. When the roof was originally installed, any of these vents should have been properly sealed so that no water could seep in. However, over time, they can break down or the rubber boot can begin to rot from the constant exposure to the sun. Roof repairs will solve that problem.
- Leaky chimney – when the leak problem is somewhere near the chimney, there are still a few places to check because the chimney has four sides. Each side has flashing, which is the protective metal that blocks water from getting in where the chimney comes through the roof. If any of that flashing has been damaged or bent in some way, it could be allowing in quite a bit of water.
